This Short-Term (Transient) Rental Agreement is made effective by and between Ocala Marion Vacation Rentals (OMVR) and “The Guest.”“The Guest” agrees to abide by the Rules of this agreement at all times while at the property, and shall cause all members of the “The Guest’s” rental party and anyone else “The Guest” permits on the property to abide by the Rules of this agreement at all times while at the property.
TERM: This short-term rental agreement term will begin at 3:00 pm on “Arrival Date” and will terminate at 11:00 am on “Checkout Date.”
CANCELLATIONS: Per typical industry standard, 100% Refund for cancellations up to 30 days prior to check in. If booked fewer than 30 days before check in, full refund for cancellations made within 48 hours of booking and at least 14 days before check in. 50% refund up to 7 days prior to arrival/check in.
PROPERTY INSURANCE: Ocala Marion Vacation Rentals and Occupants shall each be responsible to maintain appropriate insurance for their respective interests in the Premises and property located on the Premises.
VISITORS: The Guest shall notify OMVR of any visitors who intend to stay overnight on the premises. Visitors staying overnight without approval from OMVR will be deemed an Unauthorized Guest.
NO PETS: In an effort to protect our guests with sensitive allergies, animals and pets are not permitted on the premises. A $300 pet cleaning fee will be assessed toward the damage deposit for any unauthorized pets or animals found on the premises.
NO SMOKING/NO GATHERINGS/NO UNAUTHORIZED GUESTS: For the courtesy of all guests within the complex;Pets,Smoking, Gatherings/Events/Functions, or Loud Music/Noiseare notpermitted on the Premises (inside or outside the Premises).OMVR will assess an “Additional Guest” fee of $10.00 per night, per Unauthorized Guest.
USE OF PREMISES: It is agreed by and between “The Guest” and Ocala Marion Vacation Rentals that Occupant(s) are classified as Transient Occupants and Ocala Marion Vacation Rentals classified as a Transient Establishment as defined in *FSS 509.013(11) and (12), therefore Occupant’s stay will be temporary and is not the sole residence of Occupant.
DAMAGE DEPOSIT: Any deposit required is for security purposes and will be refunded within 1-2 days of the check out date, provided no deductions are made due to:1) Damage caused to the property or furnishings; 2) Dirt or other mess requiring excessive cleaning; or 3) Any other cost incurred by OMVR due to the Guest’s stay. If the premises appear dirty or damaged upon check in, Guest shall inform OMVR immediately.
OUT-DOOR GRILLING: Due to the wooden decks surrounding the complex, outdoor grilling and recreational fires are strictly prohibited.
Pursuant to FSS509.141, any violation of this agreement may result in an immediate request to leave the premises and refund of any unused portion of advanced payment.
